Mirta and her first home in Monza- Milan avoiding a huge risk

Mirta, 27 years old and with a job in Tech, was at her first-ever real estate purchase. Her first home.
She wanted to secure a proper investment in Monza, about 15 minutes from Milan, but she feared the risks of a booming and often non-transparent market such as the one of Milan Region.

Mirta was already aware of the basics of Real Estate Investments, she only needed to be escorted into the practical steps of a purchase: how to select the most suitable property, how to negotiate an offer, which mistakes not to make.

When her real estate agent asked her to fill an offer not subject to the approval or a mortgage, I jumped from my chair. How dare can a professional ask such a risky thing to do to a first-time buyer? This was outrageous.
I recommended Mirta to * not * submit an offer without that exclusionary condition and the offer was eventually accepted (it looked like the Real Estate agent had lied to her about the chances of having the offer approved).

Eventually Mirta was able to secure her first investment.

Mirta's review of the Advisory Service:

"I contacted Elisa for a 60-minute real estate consultation. I wanted to determine if the property I had identified for residence and potential rental/resale was priced correctly, but I only had two days to make the decision. We conducted a thorough analysis of ROI and IRR, based on my risk profile, considering not only the property price but also various other factors such as livability and environmental risks (due to humidity, as it was a semi-basement). Together, we realized that the property would not generate a sufficiently interesting return unless I could lower the purchase price. The seller did not want to negotiate, so I decided to let it go.

A week later, I found another property. With the knowledge I gained from Elisa, I was able to assess that it could be a good investment. I reached out to Elisa again for free advice on drafting the purchase offer, as some sections were unclear, and the proposal was essentially designed for a cash purchase (which didn’t apply to my situation).

After two days, I finalized the proposal. Elisa was patient, clear, precise, and extremely helpful. She always made me feel comfortable and encouraged me to consider aspects of the real estate world that I wasn’t aware of, in order to protect myself and my savings. I’m glad I know her and can rely on her if I have any doubts about future investments, and I’m equally happy for all the knowledge I gained, which I can now apply independently for future decisions. I highly recommend Elisa!"
